It is much more commonly used to described bad or unfair exploits but the word exploit more or less means to take full advantage of an irregular oppurtinity.
Ever played a warlock pre bc and fear bombed while the dots slowly ate away at them because you knew that the class had no way to break the fear and you could easily kill them that way? Guess what, that's called an "Exploit". You're exploiting a weakness in certain classes/specs/scenarios for your own gain.
Ever kill a player who was obviously AFK? You are taking advantage, or exploiting, an irregular oppurtunity.
Ever use a Paladin to boost AT ALL? Guess what you're exploiting! Not all classes are able to boost and none of them can boost as effieciently as a paladin. You're exploiting an unique scenario that only a VERY select few classes/specs can take advantage of.
Ever kill a lowbie or a player that was clearly less geared than you that you knew didn't stand a snowball's chance in hell or beating you? You guessed, You're exploiting or taking advantage of an unique situation.
-HOWEVER-
Even if an exploit is not consider to be a unfair/selfish/harmful to others, it doesn't mean that Blizzard won't change things that they didn't intend to happen in the first place.
IMHO Blizzard didn't nerf the Zolo boosting trick because they considered it a malicous unfair exploit that ruined the gameplay for others, which is in fact part of what they consider a bannable exploit, but because it simply wasn't what they wanted out of the Zolo encounter. There have been tons of things that have changed in this game that wasn't consider an "unfair exploit" in their eyes, but that has been changed because it was either never what they intentionally meant to have happen or that they eventually decided they didn't want to have happen.
